Winter Home Survey 3

Shared ownership of high quality townhouses

Here now is a specific Winter Home concept for you to consider.

Brand new high quality townhouses close in to the lovely little village of Havelock North.

Please consider the situation as explained in my email, as shown in the photos of the units, and below, and then give your thoughts/opinions/ideas in the survey questions.

Background

Our second reader survey highlighted three findings :

  • People preferred condos to free-standing houses

  • People planned to stay less than two months a year in their NZ Winter Home

  • People were interested in buying a share of a property rather than the entire property

With this in mind, I've searched for suitable condos in Hawkes Bay, preferring higher quality rather than ordinary units that promise low maintenance, at least for the reasonably foreseeable future, and which offer high convenience, comfort, and quality of life.

The four unit development in Havelock North (one sold, three remaining) seems to present as the best solution to these requirements.  Each unit will be fully furnished and fitted out with everything you'd expect and need, and also includes a late model mid-sized car, too.

Each unit would have twelve shares offered at a price of about US$46,500 per share, with monthly owner dues (if not rented) of about $80/month.  Most people will probably choose to buy more than one share.

What do you think?  Please answer the questions below.

Please rate these five types of accommodation in terms of how well they match your interests

How well does the concept we're suggesting here (shared ownership of a high quality townhouse unit) meet your needs

Exactly what I want
A good fit
Neutral/Don't Know
Not completely what I'd been hoping for
Unsuitable, uninterested

With shared ownership reducing the monthly owner dues (and leaving less time for renting) would you still want to rent the unit out when otherwise vacant or would you prefer to keep the unit exclusively for the user of its owners?

Keep the unit exclusively for owners
Probably prefer no short term renters
Neutral/Don't Know
Might like some short term rental income
Definitely want to get as much rental
      income as possible

Any comments or suggestions about this style of living and what we could do to make it more closely match your requirements

Are you interested in becoming an owner in one of these properties?

What else would you need before being able to make a commitment

How many shares would you want?

Other comments in general
